Quick answer
A contents pack-out in a New York, NY home moves belongings out of damaged rooms so drying, cleaning and rebuilding can happen, and every item is photographed and listed before it leaves. What can be cleaned is cleaned and stored; what can't is documented for your claim. Nothing is thrown away without your say.
Why belongings come out before the work starts
Drying equipment, soot cleaning and demolition need empty rooms. Belongings left in place get in the way, keep absorbing moisture or smoke, and get damaged further by the work around them. A pack-out protects them and lets the building work move faster.
It's also where most claims are won or lost. An item that disappears into a dumpster without a photo is hard to claim later. So we photograph and list each room's contents before anything moves, box and label by room, and give you the list.

What a pack-out costs
Pack-outs are priced on volume and handling, and are usually part of a covered claim.
Volume
The number of rooms and how full they are sets most of the labor.
Fragile items
Art, glass and antiques need more careful wrapping and handling.
Cleaning needed
Smoke-damaged fabrics and hard goods add cleaning time.
Storage time
Longer rebuilds mean longer storage.
Access
Walk-ups and elevator bookings slow moving out and back in.
Electronics and documents
Items that need specialist attention add handling.
Inventory detail
A thorough itemized list takes time, but it's what the claim relies on.
Pack-out and inventory
We work room by room, top of the room to the floor, and nothing leaves without a photo and a line on the list. Fragile items are wrapped, furniture is padded and books and papers are boxed flat. The list separates what we expect to clean from what looks unsalvageable, so your adjuster can see both. Pack-outs usually happen alongside fire restoration or major water drying.

Soft goods and textiles
Clothes, curtains, bedding and upholstery take smoke odor and water stains, but many respond well to the right cleaning. Items wet from clean water are dried quickly to stop mildew. Items soaked by sewage or floodwater are generally not worth saving and are listed instead. Heirlooms get a separate conversation.

Electronics and paper records
Electronics exposed to soot or water shouldn't be switched on until they've been checked; corrosion keeps working after the event. Papers and photographs soaked by water can often be saved if they're kept cold and dry quickly. We separate these first and tell you which ones need a specialist.

What a pack-out includes
The list is as important as the boxes.
- Photos of each room and its contents before anything moves
- An itemized inventory, room by room, shared with you
- Boxes labeled by room and contents
- Separation of items to clean, items to dry and items that can't be saved
- Cleaning of hard goods, fabrics and electronics as appropriate
- Secure storage until the rooms are ready
- Return and placement back in the right rooms
Storage rooms and cellars after Sandy
When Sandy's surge flooded Lower Manhattan in 2012, water in the West Village reached back toward the old shoreline and filled basements and ground floors. A lot of what was lost that week wasn't structure; it was belongings in cellar storage rooms and ground-floor units. That's why our first question on a flood or leak call is often what's stored below, because it's usually the first thing to get wet and the last thing anyone checks.
How a pack-out runs
Walk and photograph
We photograph each room and agree with you what goes and what stays.
List and pack
Every item gets a line on the inventory and a labeled box.
Move out
Belongings go to clean storage, with fragile and valuable items handled separately.
Clean
Hard goods, fabrics and electronics are cleaned by the right method.
Return
Everything comes back to the right room once the work is done.
How long belongings are away
A pack-out for one apartment usually takes a day or two. Belongings stay with us while the rooms are dried, cleaned and rebuilt, which can be a couple of weeks for a water job and longer after a fire.
We bring everything back once the rooms are finished, not before, so nothing goes back into a space that still smells of smoke or has wet walls.
Pack-out questions
