Quick answer
An appliance leak in a New York, NY apartment usually spreads under the machine and the cabinets before anyone sees it, and it can reach the unit below within hours. Close the supply valve behind the appliance first. Published guides put extraction and drying at about $4 to $12 per square foot.
Why appliance leaks do more damage than they look
Washers, dishwashers, fridges and water heaters sit on the floor, often against a wall and under cabinets. When a hose or line fails, the water goes underneath first: under the machine, under the toe kick and into the subfloor. By the time it shows on the kitchen floor, the cabinet bases and the ceiling below may already be wet.
We treat these as floor and cabinet jobs, not just a spill. We read under and behind the appliance, pull toe kicks to check cabinet bases, and check the ceiling of the unit below. Washer water is handled as gray water because of the detergent and lint it carries.

Washing machine hose failures
Rubber washer hoses age and split, usually at the crimp near the valve, and they fail under full pressure. A washer on an upper floor can put water through two ceilings. We extract, pull the machine out to dry behind it and check the floor framing. Braided stainless hoses replaced on a schedule are the cheapest prevention there is.

Dishwasher and refrigerator line leaks
Dishwasher supply and drain connections and fridge ice-maker lines leak slowly, under the cabinets, where nobody looks. Months of drip rot the cabinet base and the subfloor, and a stained or cupped floor strip in front of the cabinets is often the first sign. We pull the toe kick, dry under the cabinets and replace particleboard that has swollen.

Water heater leaks
Tank water heaters leak from the relief valve, the fittings or, near the end of their life, the tank itself. In a basement that's a floor to dry; in an apartment closet it's the floor and the ceiling below. The plumber replaces the heater; we dry the closet, the wall behind it and the floor. For basements, see basement flooding.
AC condensate and fan-coil overflows
Through-wall and fan-coil units in apartment buildings drain condensate through small lines that clog with algae. When they back up, water runs down the wall below the unit and across the floor, usually in summer and usually slowly. We dry the wall and floor and point out the clogged line so the building's maintenance can clear it.
What we do after an appliance leak call
Shut it off
The supply valve closes and the appliance is unplugged.
Extract

Read behind and below
We check walls behind, cabinet bases and the ceiling below.
Dry
Cabinets and floors are dried in place where readings allow.
Replace what swelled
Swollen cabinet bases, trim and flooring are replaced once dry.
Appliance leaks in stacked apartments
In most city buildings, kitchens and laundry closets stack floor over floor, so a washer or dishwasher leak rarely stays in one apartment. Water follows the plumbing chase down to the unit below and shows up in its kitchen ceiling first. In a house the same leak usually ends up in the basement instead, running down along the water lines. We plan for both before we arrive.
We clean up after failed hoses and lines on Whirlpool, Samsung and LG washers, Bosch and GE Appliances dishwashers, Sub-Zero fridge lines and Bradford White, Rheem and A. O. Smith water heaters. The appliance repair is its maker's or a technician's job; the water it left is ours.
